The nearest comparison is possibly the pricing for Lake Life, the only other recent Jurong EC. Lake Life sold out within 2 days of its launch at between $800 to $930 psf, with an overall average price of around $857 psf.
In this case, Koh Brothers’ subsidiary Changi Properties Pte Ltd, and Heeton Homes Pte Ltd, a subsidiary of Heeton, won the site for Westwood Residences with a bid of S$198.9 million. It was a very close fight, as the 2nd bid was $198 million, a less than 0.5% difference.
Such close bids could imply that the land cost is fairly reasonable, and not overpriced.
The winning bid works out to $382 per square foot per plot ratio (psf ppr) for the land. Add construction & development costs of perhaps $360 to $400 PSF. Break even could then be around $740 to $780. This may translate to an average price of roughly $790 to $840 PSF.
